Start free

  • ChatGPT: With unlimited text chat on the free plan, it drafts listing titles, descriptions, feature lists and WhatsApp messages to clients. First step: In Settings > Data controls, turn off "Improve the model for everyone"; include the apartment's downsides in your prompt too (such as no elevator) and tell it not to add features that don't exist.
  • Canva: Turkish interface available and payable in local currency; listing images, brochures, social media templates and 20 AI uses on the free plan. First step: Pick one of the real estate listing templates and save your office colors and logo once in the Brand Kit; don't add or remove objects in photos with AI.
  • CapCut: Produces vertical listing videos with captions from apartment photos or a tour shot on a phone; basic editing is free. First step: Work only with items without a Pro mark: a project that uses a Pro item or an AI tool can't be exported without a subscription.
  • Planner 5D: The permanently free plan draws 2D/3D floor plans from measurements, with a Turkish interface available; for adding an "illustrative floor plan" to a listing. First step: Draw the plan with the measurements from the title deed/project and write "illustrative" on the image; AI room furnishing (AI Studio) is on the paid plan and must not be presented in a listing as the real apartment.
  • Gemini: Free with a Google account; neighborhood descriptions, area research from public data (Deep Research) and light/sharpness correction on photos. First step: When having it edit a photo, say in the prompt "don't add furniture, views or materials; only correct exposure and white balance".

First payment: Canva Pro

  • Canva: The 20 AI uses and template limits on the free plan are the first things you hit as listings increase; paid in local currency. First step: Try one month on monthly billing first and see how many listing images you produce a month; if it's regular, switch to the annual plan.

As you grow: listing videos with a commercial license

  • Kling AI: Strong at turning photos into video; the paid plan unlocks commercial use, and a Turkish interface is available. First step: Start only with a real photo and the prompt "slow camera push-in, no added objects"; compare the resulting video frame by frame with the photo, and don't use it if there are invented details.

The same task in Turkish

The following apartment is entirely fictional. Write a for-sale apartment listing for a real estate listing site. Details: a 3+1 apartment (three bedrooms plus a living room) on the 3rd floor of a 4-story building built in 2015, in Örnek Mahallesi (a sample neighborhood); gross 125 m², net 105 m²; natural gas combi boiler; south-facing; no elevator in the building; no parking; 600 m to the metro station; monthly building fee 750 lira; price 6,450,000 lira. Deliverables: (1) a title of at most 70 characters; (2) a 120–180 word description; (3) a bulleted feature list. Don't add any feature that wasn't given (such as views, a gated complex, a pool or a renovated kitchen). Don't hide the downsides, but don't write them in a negative tone either. Use the placeholders [OFFICE NAME] (office name) and [PHONE] (phone) instead of a name and phone number.

What a good answer should include: A successful output: (1) the title doesn't exceed 70 characters; (2) the description is between 120 and 180 words; (3) both gross 125 m² and net 105 m² appear; (4) the price is written in Turkish lira as 6,450,000; (5) the absence of an elevator and parking is clearly stated; (6) the distance to the metro is correctly given as 600 m, with no exaggeration like "right next to the metro"; (7) no feature that wasn't given (views, gated complex, pool, renovated, luxury) is added; (8) no real person's name or phone number is invented, and the placeholders are kept; (9) Turkish spelling and punctuation are error-free.

  • ChatGPT · met the criterion (ChatGPT Plus (paid plan), thinking: Medium · October 8, 2026)
Title 60 characters, description 141 words (both within the limits). Gross 125 / net 105 m², 6,450,000 lira, 600 m to the metro, all correct; the absence of an elevator and parking is clearly stated in neutral language; no features that weren't given (views, gated complex, renovated), placeholders kept. It gave the feature list as a two-column table instead of bullets; the phrase 'only 600 meters' is a slight emphasis.
  • Gemini · did not meet the criterion (Google AI Pro (paid plan), model: Flash (default) · October 9, 2026)
Title 54 characters; gross 125 / net 105 m², 6,450,000 lira, 600 m to the metro, all correct; the absence of an elevator and parking is stated in neutral language; placeholders kept. But the description is 113 words, below the requested 120–180 range; it added descriptors that weren't given, such as 'spacious', 'well-balanced room layout' and 'natural light all day'.
  • claude · met the criterion (Claude Max (paid plan), model: Opus 5.5 · October 9, 2026)
Title 65 characters; description 135 words (manual count, same as the tool's own count); both gross 125 m² and net 105 m² appear; price 6,450,000 lira; the absence of an elevator and parking is stated clearly and without negative language; "about 600 meters" to the metro, no exaggeration; no features added that weren't given; [OFFICE NAME] and [PHONE] kept; bulleted feature list.
